Developer Amro Partners has officially submitted a £650 million planning application to transform Lewisham Retail Park into a new residential-led neighbourhood featuring 1,452 rental homes.
The proposal covers a 2.8-acre island site, acquired by Amro in 2024, and outlines the delivery of five new buildings set within a landscaped urban environment. Alongside new homes, the plans include almost 2,000 sqm of commercial space, with advanced discussions underway for a 1,000 sqm Food Hall operator.
387 Build to Rent homes
383 co-living studios
682 purpose-built student accommodation studios
The development has been shaped through extensive engagement with local residents and aims to set new standards for sustainable design and placemaking.
Subject to planning approval, construction is expected to begin in early 2027, with phased openings planned throughout 2029 and 2030.
Amro Partners Co-founder and CEO, Raj Kotecha, commented:
"This project means a great deal to us and to the people of Lewisham. We have a once in a lifetime opportunity to transform this prominent gateway site into a thriving and sustainable new neighbourhood for local people to live, work, visit and socialise. We've been privileged to spend many months listening to local people and shaping our vision for a development that sets a new bar for placemaking and sustainability, as well as bringing forward urgently needed new rental housing."
